    can i get a home loan financed without outrageous interest if i’ve had a foreclosure in the past few years if i get someone to cosign/coborrow with me that has really good credit? or maybe have the person with the really good credit take the loan out for me and just add my name to the title (would that do anything to help reestablish my credit..?).

    **and before anyone starts in on how i should have been responsible the first time, i was…i left my husband and he defaulted on the mortgage after he agreed to make the payments.

      First you need to check if the foreclosure has been satisfied. Also was the home awarded to him in the divorce decree? If so you could always have the credit bureaus note that on your credit report, and when you apply for a mortgage and the loan officer reviews your credit report with you, you can let them know that was not yours that is your ex’s debt and you have the divorce decree to prove it, that would help you out. If that is not the case, and you have had good credit standing since the foreclosure you may have been able to rebuild your credit you can still be approved. If this was recent you will have a harder time, if it has been 3-7 years you have a better chance of getting a ok rate. You have to remember they look at everything in your credit report and big company’s they tend to have the most programs for people with this type of situation. Try GMAC mortgage, CountryWide, PHH Mortgage.

      Having someone get the loan and you just be on the deed will no nothing for your credit, but you will be a owner in the home.

      A co-signer will help both of your credit if the mortgage is paid on time. I would be glad to search my database of banks and private lenders nationwide to see if there’s a program that can work for you. There may be a program that will give you a decent interest rate. Never say never.
