Do you think we would qualify for a home loan?
Posted on October 6th, 2010 8 commentsasked:
I want to buy a house with my mother and two sisters. They are all on ssi and i work as a caregiver. i don’t believe any of us have great credit but i don’t think our scores are to low. I know we could afford a mortgage, but i am not sure what the steps are to buying a house.

I’m sorry but this is not a smart place to find answers to that question. Only a lender can answer this because they have to know your whole financial picture to give you the best advise. NEI to advise you.

Contact a realtor. Right now there are many foreclosed properties available. I wouldn’t buy an expensive house but if you’re looking for 4 bedrooms you will be in a higher price range. I don’t see why you wouldn’t qualify for something. A real estate agent is the best place for this question. It doesn’t cost a dime to ask and be pre-qualified. Just be honest and up front as you have a kind of different situation than the traditional husband/wife buyer profile.

You probably can’t if your total household income is less than $2K you could only afford a payment of about $500 including taxes. That will get you a house that cost less than 50K. You would need at least 10K down and a couple of thousand for closing cost. Those on SSI won’t have even $2K each or they can’t be on SSI. If you are paid enough as a caregiver maybe you could buy a house and let them pay you rent.

These days you need a substantial down payment, and with an asset like a house, they may no longer qualify for ssi. Then there’s no income to pay the mortgage. When the other 3 get jobs and get to work, then think about getting a house together.

It all depends on how much money you make combined and what your total monthly debt is as well as credit scores. I can tell you this much, you only need up to 3% of the purchase price for a down payment, not $10,000.00.
Let me know if you have any questions. -

If your just trying to find out, start with an online discreet application at a company like Lending Tree:
They’ll tell you right on the phone if you and your family can do this after filling out an online application. They will educate you on all things regarding buying a home. (Consider this a Free Consultation)
I would strongly suggest FHA.
I started this way 8 mths ago, after I was approved by them and they said I qualified for FHA, I went with a local broker and he got me a loan thru BB&T at 6%, 30 yr fixed – FHA. I went with a local broker, because you would always rather a person be there (in person) to help you locally, to get thru this.

When applying for a home loan your credit report will be reviewed and you may be required to provide a number of other details, including: Employment and income records, Tax Returns for the last few years List of assets, List of liabilities and what you owe, Your budget showing monthly living expenses so that you can demonstrate an ability to pay.
With this information you and your lender will be able to determine the kind of home loan and size of the right mortgage for you. In some cases, you can obtain a pre-approval or pre-qualified certificate, which shows how much you can borrow so that you can then shop for homes in an appropriate price range.
