    Question by twosis: Is it possible to get a home loan with bad credit?
    My credit score is around 530 and My husbands is around 630. I have charge offs from 2005 (that will be on my credit report until 2012) We both have good job and bring home about 7000 together each month. We also have around 30,000 saved up for a down payment. Since our income is decent, and we have a down payment (more than 10%) is it likely we will be able to find a home loan for a new home?

    It may be possible but try to not overextend yourself. Try to get pre-approved before you go house hunting. I recommend a credit union. They usually assume’t charge to run an application through. Home prices are currently falling (slightly) as are interest rates. You may be better off to continue to build up your savings for a few months; make sure you pay off debts but do not fold credit tease (they want to see you have available but not used credit). There are many first time home buyer programs out there which may be just what you need.

    We found a great deal on a great dream home. My wife has been pre-approved for a 150k home. The home we are attempting to buy has been countered at 165k We are prepared to put down 6k. That leaves a 9k gap.I am a veteran and would like to use my VA garantee on the loan if possible to either cover this gap or get 100% financing.

    As far as I know VA doesnt really care about credit. You should be doing a JOINT application with you and your wife, so you can use your VA status for 100% financing.I am sure with your income you would be able to get approved for the 165k or higher even depending on what you bring in.It should not be that hard to add you to the application so call your mortgage person monday morning and tell them what you want to do!Good luck.
